Mr. Davis has overseen the development of over $2 billion of real estate projects, including the ground‐up construction of William Beaver House, a $450 million residential condominium project in the Financial District of Manhattan.

S. Lawrence Davis is a seasoned real estate executive with over 40 years of experience across all facets of the commercial real estate industry. As the Founder and Chief Executive Officer of Shorewood Real Estate Group, he brings visionary leadership and deep expertise to the firm’s vertically integrated platform, driving its success in development, capital placement, lending, asset management, and debt restructuring.
Prior to establishing Shorewood, Mr. Davis held senior leadership roles at several prominent real estate firms. He was a partner for 10 years at the Emmes Group of Companies, where he served as President of Emmes Asset Management Co., overseeing a nationwide portfolio valued at over $1 billion. He later led SDS Investments LLC, a New York-based investment firm, as President, managing more than $100 million in equity. There, he directed approximately $500 million in development and platform investments, including the landmark William Beaver House—a $450 million residential condominium project in Manhattan’s Financial District.
Mr. Davis’s leadership continues to shape Shorewood as a dynamic, forward-thinking firm recognized for disciplined execution, strategic growth, and market resilience.

Grocery Anchored Residential Initiative
Shorewood and Bogopa Enterprises, a family-owned company that operates 38 supermarkets in the NYC metro area under the “Food Bazaar” brand, forged a strategic partnership in 2018 to help alleviate the city’s housing crisis and food deserts. Through its uses of government incentive programs such as the Fresh program, New Markets Tax Credits, residential tax abatements, and the Federal Opportunity Zone program, the partnership has successfully developed grocery anchored residential communities, with additional projects in their pipeline.

Opportunity Zone Initiative
Shorewood is a leader in Opportunity Zone investment, having developed one of its first large-scale multi-family developments in the country. By identifying Opportunity Zone sub-markets with an attractive land basis and long-term growth potential, Shorewood develops projects to benefit from the program’s tax-free appreciation feature.
Completed Opportunity Zone projects include One Archer in Queens, NY and The Ballantine in Newark, NJ. Current pipeline projects include Ballantine Phase II and 350 Grand Concourse in the South Bronx.
